GTCs

Subject of the Contract:

These GTC govern the rental of the holiday home “FoRest House” owned by K&R Ferienhaus GbR, located at Qvarnsövägen 18, 57797 Rosenfors, Sweden, rented out by Karolina and Robin Mohr to the tenant.

Booking and Payment:

A booking becomes binding only after written confirmation by the landlord. A deposit of €300 or 3500 SEK of the rental price must be paid within 14 days after booking confirmation. The remaining amount must be paid no later than 30 days before arrival.  

Payments in SEK (Swedish Krona) can only be made via bank transfer to our Swedish bank account. No other payment method is available for SEK.  

Payments in € can be made via bank transfer, credit card, PayPal, or Klarna.

Cancellation Policy:

100% refund up to 30 days before check‑in, 50% refund 14–30 days before check‑in, no refund less than 14 days before check‑in.

Arrival and Departure:

Check‑in is possible from 4:00 PM, check‑out must take place by 10:00 AM. Deviations may be possible upon prior arrangement.

Use of the Holiday Home:

The holiday home may only be occupied by the number of persons stated in the rental agreement. Pets are not allowed. Smoking is prohibited throughout the entire house.

Use of the Fireplace Insert / Wood Stove:

Guests are permitted to use the fireplace insert installed in the holiday home, provided that the safety instructions and operating manuals provided in the guest information are followed.  

Only dry, untreated firewood (e.g., birch wood) and the provided fire starters may be used. The use of paper, cardboard, waste, spirits, gasoline, or other flammable liquids is strictly prohibited.  

During operation, the fireplace door must remain closed at all times. The fireplace and glass can become very hot – risk of burns! Children must be supervised accordingly.  

Guests must not clean the fireplace as long as embers are present (at least 24 hours). Warm ash must not be disposed of in household waste. The air supply regulator must never be closed (to the left).  

Guests are liable for damages caused by improper use (e.g., overheating, use of unsuitable fuels, damage to the door or seals, smoke development due to incorrect operation) within the scope of legal regulations.  

The landlord assumes no liability for injuries or property damage resulting from failure to follow the fireplace instructions.  

In case of suspected malfunction or smoke development, the fireplace must be taken out of operation immediately and the landlord must be informed.

Use of the Gas Grill:

The gas grill is available to guests during the summer season and may only be used outdoors.  

Use is at the guest’s own responsibility and risk. The landlord assumes no liability for damages, injuries, or accidents resulting from improper use.  

The guest agrees to operate the grill carefully and safely, in particular:  

– use the grill only on a level, fire‑resistant surface and at a safe distance from walls, furniture, and plants  

– fully close the gas supply after use  

– clean the grill after each use  

Open flames and the use of flammable liquids (e.g., spirits, gasoline) are strictly prohibited.  

If the grill is returned damaged or excessively dirty, cleaning or repair costs may be charged to the guest.

Use of the Washing Machine and Laundry Drying:

The washing machine provided in the holiday home may be used but is subject to a fee.  

A fee of €5.00 / 60 SEK per started 24‑hour period applies.  

The 24‑hour period begins when the washing machine is activated by the host after prior registration by the guest via email or WhatsApp.  

The fee allows unlimited use of the washing machine within this period.  

Billing takes place after departure or as otherwise agreed.  

The guest agrees to use the washing machine properly and according to the operating instructions.  

The guest is liable for damages caused by improper use.  

Laundry may only be dried using the provided drying rack from the kitchen.  

Drying laundry is permitted only outdoors or in the upper living areas.  

Drying laundry in the basement is prohibited due to the risk of moisture damage and mold.

Use of the Charging Station for Electric Cars:

The charging station can be used for a fee of €0.55 / 6 SEK per kWh. Billing is based on consumption. The charging station is activated after registration with the landlord. Consumption data is transmitted live to the landlord. Use is at the guest’s own risk.

Use of the Garage / Carport:

Use of the garage or carport is at the guest’s own risk.  

The landlord is not liable for damage, loss, or theft of vehicles, bicycles, or items stored there.  

Please keep the driveway clear and close the garage door or entrance properly when leaving.

Use of the Bicycles:

Two bicycles are available to guests free of charge during their stay.  

Use is at the guest’s own responsibility and risk. There is no guarantee of roadworthiness or full functionality.  

The guest agrees to handle the bicycles with care, store them safely after use, and lock them with the provided lock.  

In case of loss, theft, or damage due to improper use, the guest is liable within the scope of legal regulations.  

The landlord assumes no liability for accidents or injuries related to bicycle use.

Use of the Boat & Lake Comfort Package:

For a flat fee of €100 / 1000 SEK per stay, the landlord provides the tenant with a Boat & Lake Comfort Package. This optional package allows guests to actively explore the surrounding lakes.  

The package includes:  

– Electric outboard motor “Rhino 54”  

– 120 Ah battery  

– 10 A charger  

– 5 life jackets in the following sizes: 1 × 30–40 kg, 1 × 50–70 kg, 1 × 70–90 kg, 2 × over 90 kg  

– Cleaning products for nearby rental boats  

Use of the equipment is at the guest’s own risk. The tenant agrees to handle all equipment carefully and properly.  

In particular:  

– The battery must be charged correctly and protected from deep discharge.  

– The motor may only be operated according to manufacturer instructions.  

– Life jackets must be carried according to size requirements (Sweden requires carrying, not wearing).  

Damages, malfunctions, or losses must be reported to the landlord immediately.  

The tenant is liable for damages caused by improper operation, negligence, or failure to follow instructions.  

Passing the equipment to third parties without the landlord’s consent is not permitted.  

The landlord assumes no liability for injuries or health issues related to the use of the motor, battery, life jackets, or other equipment. Liability for damages resulting from improper operation, negligence, failure to follow safety instructions, or failure to carry life jackets is excluded to the extent permitted by law.

Tenant Obligations:

The tenant agrees to treat the holiday home and its inventory with care. Damages or losses must be reported to the landlord immediately. The tenant is liable for all damages caused by themselves, their fellow travelers, or visitors.  

Smoking is strictly prohibited in all indoor areas. Smoking is only permitted in designated outdoor areas.  

Parties, events, and similar gatherings are not permitted.

Snow Removal and Salting:

During the stay, the tenant is responsible for snow removal and salting on private paths and driveways. Tools such as a street broom, ice scraper, snow shovel, and de‑icing salt are available in the garden shed. Detailed instructions are available in the guest app.

Liability of the Landlord:

The landlord is not liable for loss or damage to the tenant’s personal belongings. Use of outdoor areas is at the tenant’s own risk.

Waste Disposal:

The tenant agrees to separate and dispose of waste properly. Sweden has stricter regulations. Please follow the labeling on the provided waste bins.

Safety:

The tenant agrees to close all doors and windows when leaving the house.

Emergencies:

In case of emergency, call the Swedish emergency number 112.

Place of Jurisdiction:

The place of jurisdiction for all disputes arising from this contract is the District Court of Hamburg.

Miscellaneous:

Changes and additions to this contract must be made in writing. Should individual provisions of this contract be invalid, the validity of the remaining provisions remains unaffected.
